FAQ's

I would like to clarify the terms of my contract. I thought the fee was only for one year?

 

If you need another copy of your contract, please click on the 'Forms' tab at the top for your review. Generally, we work on a two-year contingent fee agreement. If you signed up with us on an odd year (for example 2017), any reduction we achieved in that year will also carry over into 2018. For example, say we saved you $400 in 2017. Your tax bill would be lowered by $400 in 2017, and we will invoice you for $180 in 2017 (45% of $400). Depending on any difference in the tax rate, your tax bill will again be lowered by approximately $400 in 2018, and we will invoice you again for approximately $180 (depending on the tax rate) in late 2018.

If you signed up on an even year, we have variable rates on a case by case basis. We will always go over these rates with our clients prior to signing any contracts.

I haven't received my tax bill from the Collector's Office yet. How can you determine how much I owe?

The official tax rates have been released, and we have access to them through the Collector's Office. In addition to this, your assessed value is already known, based on our appeal. You are welcome to verify your specific tax rate online on the county's website, or call the Collector's Office directly 314.615.5500. The assessed value of your home is 19% of your market value.

What if I move or sell the house before the two-year assessment period expires?

If we appeal on your behalf under a two-year contract, then you will be responsible for the tax savings for that period of time regardless of where you live or whether you still own the property we appealed at your request. You can always factor this fee into the sale price of your home if it is before our contract expires.
